Trains are something that UK people view as very effortless and very fast to go on, there is no hassle checking in, queuing to eventually get your suitcase and going through annoying security checks when you are trying to get to St Tropez. Two Power Tips!
Here are a couple of power tips for dealing with your rehab investment leads. (By leads I mean potential folks who will eventually buy or lease your properties.)
Power tip 1: Use an answering service.
- I pay $8.95 per month for a local voice mail drop. Why? Folks usually don’t mind leaving their name and number and more importantly, you can respond to messages when you are in the frame of mind for dealing with them. It might work out call leads back at the same time everyday. Now you may get their answering machine, so now is the time for a longer message.
- You can use an elaborate message explaining about your properties with the voice mail number, but I found it more effective to use a simple, “Please leave your name and number and we’ll return your call as soon as possible” resulted in more messsages left. When I used a long message, I had a lot of hang-ups. With the simpler message, the hang-ups dropped to almost nil.
This is a tremendous stress reliever, and saves the phone ringing all day, everyday.
Power tip 2: Get signs out all over town!
The more the phone rings, the quicker you will sell or lease your rehab real estate investment, right?
I’ll bet there are other investors who absolutely hate the part of this business that involves amswering calls and matching buyer or tenants with properties. I know several of these! Busy investors would love to screen the folks who don’t have the money for their houses, or are just calling out of curiosity.
- Find that investor and offer to screen his incoming leads and send only the qualified leads to him or her.
- Learn that investors properties and how he structures his sales or leases or lease-options.
- The investor puts out your signs and you answer calls. (You might be able to make a little money for this service.)
- Call messages back, describe the property, match them with one that fits them, find our their financial situation, send them to drive by any properties that might fit.
- Pass on any qualified leads to your investor.
- Do try to place folks with the investor’s properties, but naturally it won’t fit for some of them. Now you can say you have X,Y and Z properties, which will likely include some of yours.
I only answer calls for the other investor.. I don’t meet folks, collect money or do paperwork for other investors. I leave it to them to close the deal for themselves. Someone with enough energy could offer the whole package, but I don’t. My goal is to help myself by helping someone else.
This approach works if your don’t overload yourself and try to screen calls for many other investors. I recommend find one busy one and that will likely be enough to help fill your properties.
In addition it will only work if you and your other investor fill their properties. So, resist the temptation to push folks toward your properties. The increase in the numbers of calls and pool of properties to match folks with will do it’s own magic without you favoring your properties. Let the chips fall.
I used this approach and it’s working great. Calls have tripled and we are placing folks in properties quicker…and that allows me to keep acquiring new properties.

Last week we went on a hike up one of the local trails in Lake Tahoe. I left the SLR at home and brought my compact digital camera along. Half way up the mountain we encountered a bear. I got the camera out and captured a couple of photos before he ran off into the woods.
When I got home, I zoomed in and cropped the picture but the image turned out too pixelated. My 2 year old digicam didn’t have enough pixels to go around. The higher your cameras resolution, the more flexibility you have later editing your image. So now I’ve been shopping for a new compact digicam with at least 7 megapixels. Here are my 5 top picks.
1) Casio Exilim EP-Z750 Digital Camera Review
The 7.2MP EP-Z750 is the smallest, lightest and thinnest camera in the group. It doesn’t look big enough to have 7.2 mega pixels but it does! The back of the camera is almost all LCD screen, 2.5″ worth, it’s extra large, ideal for composing and viewing your shots. It has a 3x zoom with anti-shake and 30 scene modes compared to the usual 8 or 12 on most digicams, plus you can make up your own too. Being this small you would figure that there couldn’t possibly be any manual controls, but you’d be wrong. The EP-Z750 has aperture, shutter priority and full manual settings which are all quick and easy to navigate. You get the hang of it real quickly. The quality of the photos you take with the Casio Exilim are surprisingly excellent with dynamic colors. The Casio Exilim Ep-Z750 view finder is quite small, thank you for the big LCD screen. It’s got a quality 640×480 movie mode at 30 frames per second. Weight 4.5 oz.
2) Nikon Coolpix 7900 Digital Camera Review
The 7.1MP Coolpix 7900 is small, light and easy to use and like the Casio camera reviewed above, can be considered an ultra compact. It’s large, bright 2″ LCD display is perfectly visible outdoors in the sun. Unlike the Casio, it has a bulge where the battery goes forming a grip which makes it easy to hold. But that adds to its overall thickness. The Nikon Coolpix 7900 has a 3x optical zoom, a large battery capacity for taking hundreds of pictures, and a good flash. 640×480 movies at a full 30fps and Nikon’s new Face Priority autofocus will automatically detect a face in the portrait and focus on it. The Coolpix has D-Lighting that lightens the dark areas. Somehow they also found room to squeeze in vibration reduction. The Nikon 7900 uses scene modes and there’s one for almost every occasion, they’re easy to use and work very well. The 7900 doesn’t have manual control. The Nikon Coolpix 7900 is a small easy to use point and shoot camera with high-resolution. Weight 5.3oz
3) Canon PowerShot SD550 Digital Camera Review
The 7.1MP SD550 is an attractive, lightweight, thin, ultra-compact unit with an extra large 2.5″ LCD screen and optical viewfinder. It uses 13 shooting modes including auto and manual. The PowerShot has a 3x zoom, equivalent to 37-111mm. This camera is fast! Shooting 2 photos per second till you use up all your memory. The speed of the auto focus is also significantly improved over earlier ELPH’s. Canon has put the new DIGIC II Processor in and its images are excellent. The movie mode is 640×480 at a nice 30 frames per second. Of course it’s PictBridge compatible and has a good flash. This is a solid performer with point and shoot ease. The Canon SD500, the SC550’s sibling is the same camera for $50 less with a 2″ LCD screen. Weight 6.08oz.
4) Olympus C-7000 Zoom Digital Camera Review
The 7.1MP, C-7000 is a very good looking compact digital camera with solid performance. Zoom is in the name, because this beauty has a 5x optical zoom, and a 6x digital zoom with the 35mm camera equivalency of a 39mm-190mm lens. This makes getting candid people shots easier, you don’t need to get as close to your subject, just use your zoom to get in. The Olympus C-7000 Zoom has a large 2″ LCD that is excellent even outside. You’re not going to make a feature length movie with it however, because it takes 20 second clips at 30fps. The pop-up flash works good and easy to read menus make the C-7000 fairly easy to navigate. It has the new Olympus TruePic Turbo Image Processor for fast cycle times and excellent details. The C-7000 Zoom has 11 shooting modes plus manual operation. It’s PictBridge Compatible for easy printing without a computer. This little Oly is tough to beat with it’s powerful zoom, small size and high resolution. Weight 7.07oz
5) Sony CyberShot DSC-W7 Digital Camera Review
The 7.2 MP DSC-W7 is bigger than the ultra compact Casio Exilim its considered a compact digital camera. In traditional Sony style, this small camera is well thought out and easy to use everyday. Its got a viewfinder and a really big 2.5″ LCD display that’s nice for viewing and composing your shots. The 3x optical zoom lens is a Carl Zeiss equivalent to a 28-114mm lens. No expensive batteries to buy ever, it comes with 2 AA rechargeable batteries. The Sony CyberShot has an extremely quick start up time and fast recycle time. The DSC-W7 uses the memory stick format and has a an internal memory of 32MB. A manual mode with aperture and shutter speed controls with a photo exposure preview. Your also hooked up with an excellent movie mode with good sound just what you’d expect from Sony. The Sony CyberShot DSC-W7 is a very nice camera that takes good hi-resolution pictures and is easy to use. Weight 6.90 0z.
You will notice that I haven’t put any prices here, because they seem to change by the day. Check our site for up-to-date price comparisons. Even pros have circumstances when a compact digicam is appropriate. These digicams are for everybody. Make your choice based on features that fit your shooting style. You will love the photos from all the cameras here. Spend the little bit extra on a 7MP camera and always use the highest resolution setting your camera has, because every picture you take is worth more than money.

Dear fellow Realtors, if there is a gratuitous piece of advice I can offer it is never to tell a Buyer with ‘cold feet’ that he needs not worry because it is not his money. I did it once and the result was catastrophic. ‘Cold feet’ is that special mental state by and through which someone – typically a real estate Buyer or a groom – can’t bring himself to say ‘Yes’. And it is surprising how many people, mostly men, are afflicted by it. Women do not seem to suffer of the same ailment, at least not nearly as disproportionately as men: a lady real estate Purchaser, just like a bride, will say ‘Yes’ anytime, anywhere. I am teasing you ladies, of course, but it is a matter of fact that men, come time to remove the conditions precedent, suddenly become fearful of completing the transaction. They are pervaded by all sorts of doubts about what they are purchasing, their financial future, and the Agent that is sitting at the table right across from them all of a sudden looks in their eyes much better dead than alive.
The origins of the expression ‘to have cold feet’ are in and by themselves very pictoresque. ‘Cold feet’ originates from the Italian ‘piedi freddi‘, but the nuance is different. To have cold feet in Italy means to be penniless and rather financially stuck. There is no connotation of fear in the Italian expression, rather the meaning is more sarcastic – as in the case of someone who has squandered his riches foolishly away and is now financially stuck. To become suddenly fearful better translates in Italian with ‘la gola secca‘ or to have a ‘dry throat’. So, in essence, if you have ‘cold feet’ in America you have a ‘dry throat’ in Italy, and if you go to Italy and say that you have cold feet chances are they will give you money, or at least will offer food and clothing – but I digress.
Buying a home can be an overwhelming process. There are so many decisions to make and any of them can bring serious financial consequences. The darkest side of purchasing a home, after all, is that it is your greatest financial debt even while it puts a roof over your head. As it appreciates, it also needs repairs and maintenance. Yet, you really want to buy a home because you know that few purchases will provide the quality of life that a home of your own does. There are plenty of advantages as well – rising real estate values, a stable environment for the family, increase in your net worth to name only a few. But then, what is it that routinely makes thousands of homebuyers literally freeze in front of their agents when they have to complete the deal ? Here are the most common causes of cold feet and their remedies:
Fear of spending too much
Lenders will loan you money at the top of your ability to borrow. Realtors will suggest that you will be happier in a “bigger, better” home, eliminating the need to “trade up” in a few years. Stretching to buy the most home you can possibly afford is a good strategy, but only under certain conditions – for instance if you are confident that your salary will rise, that your income is stable or secure and will remain like that, and that you can handle large surprise expenses, should the need ever be there. If you do not feel confident in any of the foregoing situations, then just do not take the step longer than your leg. You can’t go wrong by buying slightly under your ability and maintain a certain room for financial manouvering, should you ever be in need of it.
A conflict in goals
Many couples purchase homes with the idea that they will have a child, so stretching buying power to have the extra space makes sense. But if you are trying to accomplish two big financial goals at the same time – buying a home and adding to your family, then you will have to make a choice. You can’t have it all – peace of mind, a large mortgage, and burgeoning expenses at the same time. It is imperative that you prioritize your goals and adjust your financial resources accordingly. If you are worried about cash flow, then making disproportionately large mortgage payments will tarnish the joy of home ownership. Work to improve your cash flow by, for example, accelerate your credit card payoffs and by not incurring into new debt. Re-budget your outlays and eliminate unnecessary expenditures. And above all, do not be influenced by others to live beyond your means.
Fear of the future
All humans are fearful of the future one way or another because of what psychologists refer to as the ‘fear of the unknown’. We are raised and educated in our culture to be in charge of our livelihoods and deeds, but we can possibly be – or pretend to be – as such only in the present time. The same psychologists, however, will tell you that fear can be tamed by looking at the worst case scenarios compared to the best case scenarios. So face reality and examine the question that is really bothering you : what if you can’t make your payments? This question can be balanced by the best case: what if you manage your money so well that you can double your payments? You can easily see that fear is manageable in this terms. It all comes down to how confident you are about managing your money. If you aren’t sure of yourself, get advice from a disinterested party like a financial adviser or ask someone whose money management style you admire.
Fear that the value of your investment will diminish
Look at the properties surrounding the home you are considering purchasing and ask your Agent how much he/she would think they were worth one, two, five years ago. There isn’t a single real estate agent in North America – nor for that matter is there a single lawyer, notary, banker or appraiser – who will tell you that those homes in the neighborhood were worth more yesterday than today. It is a fact of life that real property appreciates and that such appreciation is in direct function of scarcity of available land. The secret in good, wise real estate investing is not to over-extend yourself.
Cold feet is an irrational behavior that has more to do with yourself and how you see things than what you are about to buy. Money may not be the root of all evil, but it is the root of your indecision – at least when you are paralyzed about buying a home. Think through the process that has led you to hire the services of your good Agent in the first place, the exhilaration you proved when your offer was accepted, the dreams and projects you and your spouse have mentally constructed while waiting to finalize the transaction, the soundness of both your financial situation – as proven to you by your own banker – as well as the integrity of the house you are about to purchase – as verified by the appraiser the bank has hired on your behalf – and be confident that the step you are about to take is the correct one. In ultimate analysis, we are the ones that lay out the foundations of our own future.

‘He is not the man that I married’ she said.
He definitely has the same birth certificate, same name, almost same look as the man she married. So what is it she did not see when they got married – or did he have a twin brother?
In our personality structure we have different parts, like various people with their own characteristics living in the same body. This might sound strange in the first place but do you remember thinking: ‘One part of me wants to go to the movies, but another part would like to stay home and watch TV’? That is were you get an experience of your parts.
When a couple first gets together they usually spend a lot of time in their part of the ‘Pleaser’ or the ‘Romantic’. Later in the relationship the other parts start taking up residence, i.e. the ‘I-need-my-space’ or the ‘Lazy self’ (I can’t be bothered doing the dishes), and suddenly the majority of the person in no longer the one that you originally fell in love with.
Well, what to do then?
The first question to ask yourself is not what and who a person WAS but what and who a person IS in the moment. This can change every day, minute and even second. You will undoubtedly find changes and differences – the only constant in life. So how do you deal with them? Are you craving for someone who never changes? How about yourself? Are you interested in staying the same person for the rest of your life?
Richardson (1984, Family ties that bind) noted that no two people could have an intense, intimate relationship without discovering significant differences between them. This is normal. It is how we deal with those differences that create problems.
This is the core of conflicts in relationships, which may lead to separation and divorce. Differences exist everywhere. How we communicate and deal with them is the key to the success of any relationship.
Relationships, like other living structures, will not survive unless time and effort are invested in their care. The marital relationship is no exception, yet couples routinely ignore the need to nurture their marriages. It seems to be an automatic human reflex to expect one’s spouse to make one happy.
From this perspective it is extremely important that couples, realizing that they might not be able to deal with their differences alone, seek help. Family and Relationship Counselling should be taken into consideration before differences are too big to deal with. You might be an expert in ‘falling in love’, but how about your ‘ability to communicate in crisis’?
Invest your money in nurturing your relationship before you spend it on a divorce.

English as a World Language
English, with its growing number of varieties, pidgins and inflections, is now firmly established as a world language. It is currently spoken as a second or foreign language by more speakers than those who call it their first language. Now there are more than three non-native speakers of English for every native speaker and the number of non-native English speakers continues to grow on a daily basis. “There’s never before been a language that’s been spoken by more people as a second than a first”, said David Crystal, author of the book “English as a Global Language”. In the area where I grew up in south central Pennsylvania, there is an interesting variety of the English language spoken by the “Pennsylvania Dutch”.
One difficult aspect of the English speech in Dauphin, Lancaster and York counties located in south central Pennsylvania, where a large concentration of Amish, Mennonites and other “Pennsylvania Dutch” sects live is the manipulation of the grammar elements of English. Here are a few examples of the ways in which grammar and word order are managed in everyday Pennsylvania Dutch speech. For “Outlanders”, anyone who is not Pennsylvania Dutch, these expressions of everyday speech can range from amusing to startling. Here’s a look at just a few of the many aspects of this variety of English.
Convoluted Grammatical Forms
“Throw Papa down the stairs his hat.”
Explanation: Throw Papa’s hat down the stairs to him. (I don’t care how old he is, don’t you dare touch ole Papa!)
“Go out and tie the dog loose and don’t forget to outen the light.”
This expression uses convoluted grammar in addition to “Germanic” verbalizations. Here the verb “outen” means “to turn out”. The adjective and noun are used in reverse order from other forms of Standard English.
“The owner says he’ll pay me ten dollars a day if I eat myself, but just five dollars if he eats me.”
Explanation: No, there’s no cannibalism here! The worker will get ten dollars a day for providing his own meals, but five dollars a day if the owner has to provide the worker’s food. (Whew! I’m glad we cleared that one up!)
“He’s a pretty good man yet, ain’t not?”
Explanation: He’s a pretty good man (provider), isn’t he? (a tag question form)
Use of Specialized Vocabulary
Addition of specialized, but “local” vocabulary is also quite commonly done as demonstrated in these examples.
“Shall I put the candy in a toot?” (A “toot” is a paper bag.)
When talking about that fact that his father or grandfather is sick a child might say:
“Pop ain’t so good; his eatin’s gone away and he don’t look so good in the face, either.”
Speaking about his son’s difficulties in school a father could be heard to express the following sentiments: “My son ain’t dumb. It ain’t that he can’t learn, it’s just that after he learns it, he forgets it.”
If you don’t speak “Pennsylvania Dutch” in one of its multiple forms, they just might say of you: “You don’t make yourself out so good. You talk so fancy like a body can’t understand you.”
In talking about someone who doesn’t read aloud well, at a meeting or in school for example, people might say something like: “When he gets up to read he gets befuddled.”
Or how about this amusing little observation of another person’s speech: “Don’t talk so quick, it runs together too much when I think.”
Pennsylvania Dutch Proverbs
Some interesting Pennsylvania Dutch proverbs include these offerings:
“Kissin’ wears out, cooking don’t”
“No woman can be happy with less than seven to cook for”
“A plump wife and a big barn never did any man harm”
“He who has a secret dare not tell it to his wife”
“Ve get too soon oldt, und too late schmart”
The Keystone State
In this region of the “Keystone state” as Pennsylvania is monickered, this variety of is often called “Ferhoodled English” by the Pennsylvania Dutch themselves and by local “Outlanders”. Famous for their frugal lifestyle and natural, delicious farm-fresh cooking, the Amish and other sects contribute to the tourism of the state. Hundreds of thousands of visitors come to sample the crafts, food and “peculiar” language this austere people. It is but yet another of the many continually developing varieties of English as a global language.

Have you ever been stuck on a trail on your mountain bike as the sun goes down and are hurrying back to the truck before it gets too dark? Did you ever think of taking some of these tougher trails at night, when it is cooler out and when the bears and mountain lions are out hunting? Sure you have, me too. But unlike you, I have done this and let me tell you it is a complete rush indeed. Let me explain how you can join the real men who are not afraid of ferocious animals or the dark.
You need a lighting system you can mount to your bike that does not use batteries so you can go all night and a system, which works of the actual bumps on the trail using electromagnetic induction technology to charge a capacitor instead of the lights working off a battery. Currently there are some nifty micro-flashlights being used which you can buy which use a similar technique and are available thanks to the Everlight Flashlight technology research lab. These smaller flashlights work by shaking them for about thirty seconds and shine for about 6 minutes and they shine quite bright since they use a very bright LED light. Now on a mono-shock mountain bike you strap this onto the frame near the mono-shock which takes all the bumps, this laterally shacks the components of your flashlight and as long as you do not stop peddling and wimp out your light shines bright and you can enjoy one heck of a night mountain bike experience. Eventually some Mountain Bike Company will integrate the system into their bicycle frames until then you can use a strap system or duct tape. Do it, think on this.
